Property Tax Calculator - Value × Verified Tax Rate

Use the Rate and Assessed Value That Apply to the Property

The calculator applies the entered property-tax rate to the value or assessment basis you provide and can model changes using your assumptions.

Actual bills can depend on assessed value, exemptions, millage, special districts, caps and reassessment rules. Verify the applicable figures with the local taxing authority or property records.

Property-tax bills are based on local assessment rules, not simply on the price you paid for the home. Jurisdictions may use assessed value, taxable value, millage rates, exemptions and special district charges. A rate expressed as mills also needs to be converted correctly: one mill is one dollar of tax per $1,000 of taxable value. Use the calculator with values from the local assessor or tax statement when possible rather than relying on a statewide average.

Frequently Asked Questions

Does RatioCalc look up my county tax rate?

No. Enter a rate you have verified for the property and jurisdiction you are modeling.

Why can two equally priced homes have different property-tax bills?

They may be in different taxing districts, have different assessed or taxable values, or qualify for different exemptions. Purchase price alone does not determine the bill.
